Ritz Carlton Residences of Sunny Isles Beach

Not all of the exciting new developments are down near the MacArthur Causeway. The stunning new Arquitectonica design Ritz-Carlton Residences of Sunny Isles Beach is coming together to be a stunning addition to the Sunny Isles Beach skyline. Arquitectonica designed the building to reflect the fluidity of water, blending in with the beach dunes. The terraces are designed to resemble those of yachts and cruise liners with their nautical design. Gardens and pool decks provide stunning views of Miami, Key Biscayne and the Atlantic Ocean. The interiors will be designed by Michele Bönan of Casa Tua and Cipriani fame. Ritz-Carlton Residences of Sunny Isles Beach will be a true reflection of South Florida luxury. 

At the forefront of Florida's Riviera Class-A developments, Ritz-Carlton Residences of Sunny Isles Beach is located between Bal Harbor Shops and Aventura Mall. The 33rd floor of the tower will feature a Club Room with Walnut and Teak planks for a nautical feel. Other amenities include a private beach with cabanas, lounges and umbrellas, a beach restaurant complete with a pool and beach services, spa, oceanfront fitness center and a Private Sky Club Room. The 649 ft tower will feature 212 residences which will range from 1,605 SF to 3,640 SF while penthouses will reach up to 6,320 SF. Each residence will come with its own private elevator lobby and smart home technology. Residences will also include European appliances, a wine cooler and a cappuccino maker. Ritz-Carlton Residences of Sunny Isles Beach stands to be completed in 2018 and will be completed managed by Ritz Carlton Hotel Co.

Icon Brickell Pool Closing for 1 Year +

Icon Brickell's residents (and future visitors to the Viceroy Hotel) are beginning to wake-up to the realization that their infamous Philippe Starck design pool will soon be closing down for 12-14 months for construction. The work is expected to begin in February 2016, which will make Icon Brickell yet another prime residential/ hotel property with a pool closed due to construction.

As Icon Brickell received top marks upon its 2008 opening due to its award winning amenities, it comes as a bit of a mystery why the pool is in-fact undergoing renovations. Expected changes to the pool and pool deck will be new tiling to help eliminate the slipping and sliding that the current tile causes when wet. Despite this there are rumors that the pool has caused leaks which have damaged the gym and spa which is located directly below. 

Rental pricing at Icon Brickell has already taken a hit as residents do not want to live without a pool. Units are sitting open on the market and those that are rented are coming at a discount. While the rental market may have taken a hit, now is a great time to explore purchasing a unit in this highly-desirable building in a prime Brickell location. Units are selling in the mid-$500 SF with prices expected to rise close to $800+ SF at the completion of projects such as Brickell City Centre. If you are looking to make a great investment in Brickell, Icon Brickell will have many opportunities over the next few months.

Brickell Flatiron

It has been a long time in the works, and a stressful process for developers CMC Group and Capital Group, but Brickell Flatiron inches closer to being a reality to the new Miami skyline everyday. Brickell Flatiron will be an ultra-luxury 64 story skyscraper in Brickell designed by architectural firm Revuelta Architecture International. Construction started in 2015 with a completion date of winter 2018.

Brickell Flatiron will feature 548 residences ranging from a 737 SF 1 bed 1 bath to a 2,406 SF 3 bed 3.5 bath penthouse. Units are selling pre-construction at an average of $550 SF and reservations have already begun. Pre-Construction buyers will have the option to choose woodwork and stonework in their units with the developers. The building will also include first-class amenities including a full-service spa, state-of-the-art fitness center and a rooftop pool. There will also be a billiard and cigar room, concierge, rooftop gardens as well as cafe and retail options in the lobby. 

The developers have also agreed to leave the park at the base of the building untouched for public enjoyment as well as leaving some vegetation in the fast growing concrete jungle that Brickell is becoming. With the completion of Brickell City Centre in addition to many walking distance entertainment options, Brickell Flatiron will change the Brickell skyline for good. Keep an eye on this building as unit sales begin to pick-up pre-construciton.

GLASS Project Southpointe

GLASS Project, formally know as the Glass120 Condominium in Southpointe has just about neared completion, making it the fourth condo project in the South-of-Fifth neighborhood completed since 2011. GLASS is being developed by Terra Group and will be an 18-story condo project located directly on the highly-desirable Ocean Drive. The GLASS name can be attributed to the design, which is meant to "disappear" into the sky as the building rises with smart use of architectural design and glass by architect Rene Gonzalez.  

This high-end area has been on the rise and prices have pushed higher then $2,000 SF with some units selling for over $3,000 SF. Glass120 features 10 units, 8 of which are already purchased at an average of $2,700 SF. Sales started at $3.4 million and have continued on past $20 million. Units feature full-floor layouts with panoramic views of the Atlantic Ocean, Miami Beach and Downtown Miami. Buyers will have a chance to customize their floorpans and make the units "their own." Residents will also get an "estate manager" valet, housekeeping, beach services and gym.

Developers plan to build 11 more condo buildings, totaling about 150 units in the South-of-Fifth area of Miami Beach over the next few years. Pricing in this area is already extremely high per SF but is in extreme demand and the area continues to grow and flourish. South-of-Fifth should be a smart place to invest for years to come.

Biscayne Beach

Coming soon to Edgewater will be the exciting new Biscayne Beach development, a 52 story residential tower by Eastview Development & GTIS Partners with architecture by WHLC. Construction started in the first quarter 2014 and is steadily cruising along with an expected completion date of late 2016.

Biscayne Beach will feature 399 one to four bedroom units with den as well as penthouses with private rooftop garden terraces. Units are priced between $445,000 and $7 million at an average price per square foot of $600. All units have semi-private elevators and oversized balconies with all units coming with water views.    

Biscayne Beach will also transform Edgewater into the beach. 335 linear feet of land will make up a man-made beach right on Biscayne Bay complete with a Beach Club and Beach Bar. There will be multiple pools including 6 private residents' pools, beach cabanas and lounge. The building will also have multiple tennis courts, fitness center, spa, and will feature fine dining and nightlife on the ground level. Biscayne Beach is sure to amp up the energy in Edgewater

Grove at Grand Bay

Opening soon in Coral Gables is the brand new Grove at Grand Bay on the site of the old Grand Bay Hotel in Coconut Grove. The project is being undertaken by Bjarke Ingels, who use unique, modern architecture techniques to take advantage of natural light to create a welcoming, energy efficient structure. Ingels has made sure that Grove at Grand Bay will be the first LEED Gold-Certified building in Miami-Dade County. The buildings will be two twin, twenty story spiral glass towers with the landscaping by Raymond Jungles, who plans to bring dense Floridian vegetation back to the 3 acre site.  

Grove at Grand Bay will be a five-star, state of the art complex with first-class amenities. The buildings will feature 96 condominiums with 12 ft ceilings with floor to ceiling windows around the building. This is met with 12ft wide terraces that run the full length of most units that come complete with outdoor kitchens. Grove will also have an exclusive rooftop pool deck with an infinity pool and private cabanas with breathtaking views of Biscayne Bay and the Coconut Grove skyline. It also will have butler services, 24 hour security and even an on-site chef. Condo prices start around $3 million.

SLS LUX Hotel & Residences

Yet another development coming to Brickell is the SlS LUX Hotel & Residences. Just steps away from the exciting new Brickell City Centre and Mary Brickell Village Shopping Center, SLS LUX will be a five-star experience with world-class amenities and personalized VIP service. The project is being developed in collaboration by SBE and The Related Group along with the Allen Morris Company.

SLS LUX will be a 58-story tower designed by Arquitectonica with a unique LED façade by lighting artist Ana Isabel Martinez. It will feature 450 residences and 85 luxury suites designed by Yabu Pushelberg complete with world-class art. At the top will sit 14 penthouse units with panoramic views of Biscayne Bay.  SLS LUX has private residential elevators, tennis courts, gym, wine cellar, cigar room and a sky lounge rooftop pool. The lobby will feature museum-quality contemporary art by artists Fernando Botero, Matias Duville and Fabian Burgos. will also house a Brickell Katsuya and SBar. SLS LUX will also come with "On Demand" private limousine service to a private beach club. SLS LUX is scheduled to open in 2017.

Brickell City Centre

Ten years ago Miami was a vice driven beach city with high-potential. Fast-forward and Miami has transformed into a hustling metropolis. The rapid development coming to Downtown Miami does not stop with just Paramount Miami Worldcenter. Already under construction and nearing completion is the exciting Brickell City Centre, which will be Miami's largest mixed-use urban development.

Brickell City Centre will feature over 11 acres of retail, shopping, recreation, entertainment and living. A 500,000 sq ft climate controlled mall bridges the gap between indoor and outdoor shopping. Interiors will be by Richardson Sadeki and the buildings are LEED pre-certified. The residences have floor to ceiling glass windows, come fully furnished and have 48 bottle wine coolers complete in the kitchen. A half-acre amenity deck includes gardens, grilling areas, outdoor fitness, children's areas and pools complete with poolside beverage and cafe service. Keep an eye on this area as Brickell City Centre is sure to create some excitement in Brickell!

Paramount Miami Worldcenter

The exciting new Paramount Miami Worldcenter will feature the highly-anticipated Paramount Tower, where sales are now underway with over 25% of the building already reserved. Being brought to Miami by developers Daniel Kodsi, Art Falcone and Nitin Motwani with architect Elkus Manfredi Architects with the interior will be by design firm ID & Design International, Paramount Tower will be a luxury high-rise with five-star amenities right in the heart of Downtown Miami. The development is part of the Paramount Miami Worldcenter project that includes residences, mall, shopping, dining, entertainment, etc. This new development is expected to driving commerce and visitors to Downtown Miami at an unprecedented level. 

Paramount Tower will feature 470 residences which will be on levels 10-54 with private elevator access and foyers, outdoor living rooms, designer kitchens and direct access to The Mall at Miami Worldcenter from the third floor. Aria On the Bay

Coming soon to the HOT North Bayshore Drive in Edgewater is the new Aria On the Bay luxury residential high-rise development. Aria is being built by The Melo Group and is designed by Arquitectonica with a scheduled 2016 opening.

Aria on the Bay will be a 50 story tower with 647 residential units and 40,000 sq ft of retail, commercial and office space on the first few floors. Residences range in size from 815 sq ft to 2,365 sq ft with large outdoor balconies. Residences also have 9 foot glass floor to ceiling. Lines on the east side of the building will have private elevators. There will be breathtaking views of Biscayne Bay and Downtown Miami with easy access to Miami Beach via MaCarthur Causeway, Julia Tuttle Causeway, Venetian Causeway as well as close proximity to Wynwood, Downtown and Brickell. Pre-construction prices range from $380K to $1.5 million.

Edgewater Overview

Miami real-estate is going through such an exciting time right now. Cranes everywhere, new buildings and restaurants opening soon. There is just so much going on that it is easy to lose track. Here we will explore one of the most exciting new areas in Miami, Edgewater!

Primarily a residential neighborhood, Edgewater runs along Biscayne Bay and Wynwood from about 15th to 36th street/ Julia Tuttle Causeway. The primary make-up is high-rise condo buildings on the water with family homes, some historic from the early 20th century. Retail areas, shopping and dining along U.S. 1. Edgewater boasts close proximity to Downtown, Wynwood, Design District as well as easy access to Miami Beach via Julia Tuttle Causeway, MacArthur Causeway and Venetian Causeway. 

Developers have seen land prices nearly double over the last few years due to the boom in popularity. New luxury buildings such as Bentley Edgewater and Elysee are scheduled to break down and be completed over the next two years. The waterfront condo property in Edgewater provides breathtaking views of Biscyane Bay and Miami Beach. Pricing still lags behind that of comparable units in Miami Beach and Downtown.

Faena House Penthouse sells for $60 million, sets Miami-Dade RECORD!

The Penthouse in the brand new Faena House has sold for a record breaking $60 million. Officially the largest sale for a single family home ever in Miami-Dade County, the sale comes in at $10 million more than the $50 million list price. In the process the 8,273 square foot Penthouse was combined with the unit below, a 4,243 square foot Penthouse B. Designed by Foster+Partners and customized to the buyers specificiations, the now 12,500 square foot penthouse also features 10,000 square feet of outdoor space and a 70 foot long rooftop pool.

One Thousand Museum

Architect Zaha Hadid's first design in the western-hemisphere continues to take form at 1000 Biscayne Boulevard. One Thousand Musueum will be a 62 story, 83 unit condo building with prices starting at $5.5 million at 4,600 square feet. Bigger units will reach over 10,000 square feet. The building broke Miami-Dade drilling records with the piles poured 177 ft deep foundation pilers, also known as augercast piles to support all 62 stories. One Thousand Museum is being brought to Downtown Miami by developers Gregg Covin and Louis Birdman in partnership with Regalia Group.

Bentley Edgewater

September 24, 2015

Construction is set to begin on Bentley Edgewater in January 2016! To be developed by the Heafey Group with architect Kobi Karp, Bentley Edgewater will be a 32-story condo and hotel building with 207 units. Set to open in July 2017, pre-sales have already begun and 20% of the building has already been reserved. To reserve a unit pre-construction it will require a 50% downpayment with pricing around $650 per square foot. Buyers will also received a limited time beach club membership at the Bentley Beach Club located at Hilton Bentley South Beach on Ocean Drive.

NEW Dog Park Opening in Edgewater at Margaret Pace Park

Downtown, Midtown and Edgewater continue to go through changes and upgrades along the water! With Venetian Causeway and Paramount under construction, there is just so much going on this area of Miami. Although a small change, the new dog park in Margaret Pace Park in a necessary upgrade and will help keep the park clean and fresh. 

Margaret Pace Park's new dog park will be located directly across the street from Quantum on the Bay and 1800 Club, which is also right next to Bay Park Plaza, Opera Tower and Cite. The park will include Easy Grass, which is a safe turf/ artificial grass. The park appears to be near completion and is already helping update and modernize the aging park. This should be great for surrounding property values in the various condo buildings mentioned before.
